Should I use assessed comparables or recent sales for my appeal?

Use assessed comparables for a uniformity appeal and recent sales for a market-value appeal — and use whichever tells the stronger story for your home. For most Cook County houses and condos, assessed comparables (the uniformity approach) are the more reliable path, because the data is public and directly comparable.

If you bought recently below your assessed market value, or several similar homes nearby just sold low, lead with sales. You can present both.
